In Oct 2018 I was in the process of trying to sell my mother's house. living many states away made the task difficult to begin with. At that point, we idenified major foundation problems with the house along with several major issuse that needed to be addressed before the house could be put on the market. Knowing that the job would be a serious challenge, I asked for recommendations from some connections in Twin Falls. From those, I chose four to be interviewed and the final selection made.
All of the agents had many years of experience, as well as working for top notch companies. In my first interview with Lexi, we met on the balcony of the office at time (overlooking the canyon). I found the conversation with Lexi to be with a person who was calm, confident in her abilities and connections and someone willing to work with a potentially very difficult situation. The next day, she visited with me at the house for another lengthy review of the property to understand the circumstances and challenges to prepare for the sale. The things that led to selecting her to be the agent were her extensive connections and long time residence in the area and the willingness to work on the project to be within budget constrains, but still trying to get the best price for the house.
By the time I left for home a week or so later, I had visited with Lexi and Stephanie for many hours. Together, they understood the significance of the house (many decades as home for my parents) and the challenges of working remotely to make sure that everything would be done in the best way possible. With the initial estimate, Lexi said that we could get TOP DOLLAR for the property, given its location and structure. However, there was a lot to be done between the start of the process and finally getting the sale completed.
Once the foundation was reconstructed, it was decided to do a gut job with the remainder of the house. That opened up the opportunity to remake the house from its 1980 roots into a truly contemporary home. With Lexi's many connections of contractors and dealers and Stephanie's design eye, they took the bold step of rearranging the original kitchen/dining/family room into a unified space that could be arranged as the new owners saw fit. Along the way, Lexi recommend that we install new windows and a new bathroom shower since the old ones were in rather tired shape. At the time Lexi said that we would get almost every dollor out of the improvements that we put in - INDEED THAT WAS THE CASE.
By the time the house was ready for sale, the transformation was complete! With a new kitchen, new windows and refreshed bathroom units and new flooring throughout, the house was almost as good as if it had been just built.
As the house was on the market, it received many positive reviews. The only thing that might have made much difference would have been to put in a short run of fence to make a complete back yard. In the end, the buyer who made the offer started out as a difficult sale. However, between Lexi and the buyer's agent, we were able to work with the buyer to get close to the asking price for the house.
The only regret I have in the entire process was that I was never able to be in Twin Falls to see the finished product. However, in the words of my nephew, he would have been willing to sell his own house to acquire this "new house."
If, at the beginning, I had gone with any of the other agents I interviewed, I can't imagine the bond of faith from both parties would have been nearly as strong. When I left to go home in Oct, Lexi, Stephanie and I knew that there would have to be a tremendous bond of faith to get the project to the finish line - and that is what carried it to the final closing. At each step along the way, Lexi communicated very well what was going on and what the next steps would be. When needed, we negotiated to satisfaction for all parties.
As said at the start of the review, this was not the typical home sale - one where one just does some minor fixup and cleaning to get ready. Between the distance between us and the challenge of putting the house into a condition where it would draw maximum dollar lie a lot of work and working together. Thanks to Lexi and Steghanie for the their hard work and willingness to tackle a project of this magnitude. With the sale, we will be able to continue taking care of our mother, knowing that we honored her life in the house and that a new family will get many more years of satisfaction in their new home.
We have used Lexi as our Realtor for years and during that time we have called her our friend many more times than our realtor.
